So, are you an architect?

We are technical drawing specialists, with expert knowledge of the building trade and exception understanding of the planning process. We provide the same options including all aspects of the design process offering numerous different options for your project, but most importantly a design that works in the best interests of the planning application. We work closely with building inspectors to make sure the skill we have on the job is not overshadowed by the theoretical knowledge you will find with an architect. To put it bluntly, our knowledge is on the job at hand, not in a book.

How long does the planning process take?

Excluding the design and measurement phase of your project, it takes around 8 weeks once an application is made to your local authority.

Does my price include structural calculations?

In this instance you MUST always use a structural engineer to carry out this part of your work. Talk to us if you would like to discuss structural work as we can recommend a great team of engineers who will be more than happy to help you get the best results possible. Costs may vary.

What are permitted development rights (PDR)?

Permitted development rights are a national grant of planning permissions which allow certain building works and changes of use to be carried out without having to make a planning application. Permitting development rights are subject to conditions and limitations to control impact to and protect the local amenity.

Is my project under PDR?

If you would like to be 100% certain that your project is lawful, you can apply to your local authority for a certificate of lawful development. This proves that the development is legal. This can very important when it comes to selling your property as normally solicitors will ask for proof. You will still require drawings to show the local council and also for your builder to work with.

How much does planning permission cost?

Cost many vary dependent on the type of application you wish to make. The standard house builder application is £206.

Is my property in a flood zone?

You can find this information by following this link www.flood-map-for-planning.service.gov.uk. If you find your property is in a flood zone you may need to have a flood report created at the design stage.

All sounds great, so how long to get my plans?

It depends on the complexity of your dreams, but as a standard benchmark we strive to have your plans back to you inside 5 days, if there is to be a delay we will tell you right away.
